Mold Assessment Reports

101 When do I get my report?

Reports a usually provided the morning of the day after the lab results are received.  They may be delayed until the next business day.  Sometimes, a draft report is sent before the results are received so work to address moisture issues.


102 What's in the report?

The report has several parts, categorized generally as technical and administrative.

The technical part of the report has the inspection report, which includes findings, recommendations, and lab results.   There is a full report and summary.  The full report has everything in it, including pictures.  The summary report is directly derived from it and excludes pictures.  Both of these reports can be easily shared with professionals, such as Realtors, mold remediators, doctors, and attorneys.

The administrative part of the report includes contracts, letters, and field notes.  Generally, this information is not shared with other professionals.


103 How do I receive my reports?

2 Websites. The report is delivered electronically from two secure websites to the email addresses provided at the time of the inspection. 

Technical Parts. The technical part of the report is hosted on HomeGauge's website.  They will provide you with a username and password in an email.

Administrative Parts. The administrative part of the report is hosted on The Schedule Center website.  This is the same website scheduling emails came from.  A link to your account is provided in the email.  When you first log in, you provide your own username and password.

Cover Letter. Also, a letter is sent explaining the report contents in more detail, along with any letters.  Your signed clearance letter, when issued, will come this way.

Optional Delivery. Printed reports are delivered for a printing and handling charge of $25 per report.


Lab Results

201 How long does it take to get test results?

Two options for the turn-around time for the lab results are available: Next Business Day and 2nd Business Day.  The lab provides results by 5 PM, Monday - Friday.  Normally, we'll call you with the results as soon as we get them.  The lab reports are delivered with the assessment report.


Mold Remediation

301 Can I clean up the mold myself?

Mold has been around since the beginning of time.  Dealing with it is not rocket science.   However, it does require taking safety precautions, using appropriate cleaning agents, and following best practices to keep from making matters worse.

Homeowner. As a homeowner, yes you can.  Some jobs you can do yourself.  Others are best handled by professionals.  However, if you do it yourself, take time to educate yourself on how to do it safely, without contaminating the rest of your house in the process.

Seller.  As a seller, probably not, for legal reasons.

Home InSight's Response.  For liability reasons, Home InSight only recommends professional mold remediation.

302 Do I need a Clearance Letter?

Clearance testing proves the elevated mold levels have been corrected.

Seller.  If and when you sell your house, your buyer may require evidence the mold conditions that were present have been corrected.  This is especially true if the presence of mold was found during a home inspection.  Your seller disclosure statement asks if there was ever water incident and whether there ever was a mold problem.  A mold clearance letter gives your buyer peace of mind.

Mold Remediators.  If professional mold remediation was done, your mold remediator would also like proof the situation was corrected.  A mold clearance letter shows they did their job.


Insurance

401 Will insurance cover mold testing and remediation?

Insurance coverage depends on your insurance company.  Lately, if the mold was the result of a sudden condition, such as a water heater break, yes.  If mold is the result of a chronic condition, such as a roof leak, no. 

Read your policy or consult with your insurance agent.  To avoid needless alerting your insurance company, you may want to ask a disinterested, third-party agent to review your policy with you first.
